Residential Tenancies Act 1986
- The guidelines for the fair and effective management of tenanted properties are set down by the Residential Tenancy Act 1986. Responsibility for adherence to these guidelines falls on the caretakers of the property – either the (owner) or your chosen property management firm (Raywhite Chas Wilson Rentals Ltd)

Payments
Bond

At the commencement of the Tenancy Agreement, a bond (equivalent to three weeks rent) is collected and lodged with the Tenancy Services Centre. The Bond Authority holds the bond and disburses it at the termination of the tenancy. A bond is not released until we are completely satisfied with the vacated condition of your property. Should additional cleaning or maintenance be required, we deduct this from the tenants bond.

Late payments are monitored and on the first day of a late payment a 10 day letter “Notice to Remedy Breach” is issued to the tenant. At this stage an application can be made to Tenancy Services for a mediated hearing. This letter acts in accordance with the Residential Tenancies Act to make sure action is taken to rectify a breach in the agreement and also gives the tenant time to correct the missed payment.

Should the breach not be rectified in the specified time, the Residential Tenancies Act has set procedures to be followed in order to bring rental payments up to date which we adhere to.
Management Fees
All fees and charges are tax deductible.

Our management fee are 7.5% + GST for unfurnished properties and 8.5% +GST for furnished.

The Entry Inspection Report and photos of your property are included in the management fee

Routine quarterly Inspections are charged at $45.00+GST.

There is a monthly charge of $2.00 + GST to cover incidentals like postage and phone calls.

Preparation and attendances at the Tenancy Board Tribunal Hearings, Mediation and handling Debt collection agencies are set at $50.00+GST per hearing.
