Communication

  • On your instruction, we can send monthly statements and End of year Financial Reports to nominated parties such as your accountant – making it a problem free process
  • We recognize that you may not be able to contact us during working hours so we make ourselves available to you and will happily meet you after 5pm and deal with any queries or issues that you may have.

We Guarantee to:

  • Move quickly to secure new tenants when your property becomes vacant.
  • Thoroughly screen all tenancy applications.
  • Minimize the chance of any rental arrears.
  • Ensure accurate vacating tenant inspections.
  • Obtain the best market rental for your property.
  • Perform regular  entry, routine and vacating inspections.
  • As requested, attend to all maintenance matters on your behalf.
  • Pay all authorised Rates, Body Corporate fee etc on your behalf.
  • Provide you with a detailed monthly rental statement.
  • Deposit your rental income into your bank account within 3 working days after the end of the month.
  • Keep you informed of property investment trends.
Residential Tenancies Act 1986
  • The guidelines for the fair and effective management of tenanted properties are set down by the Residential Tenancy Act 1986. Responsibility for adherence to these guidelines falls on the caretakers of the property – either the (owner) or your chosen property management firm (Raywhite Chas Wilson Rentals Ltd)
  • It is essential to know the Act and understand the workings of the Act. Raywhite Chas Wilson Rentals Ltd is fully conversant in all aspects of the Residential Tenancies Act, consequently relieving you of much of the concern.

Payments

Bond

  • At the commencement of the Tenancy Agreement, a bond (equivalent to three weeks rent) is collected and lodged with the Tenancy Services Centre. The Bond Authority holds the bond and disburses it at the termination of the tenancy. A bond is not released until we are completely satisfied with the vacated condition of your property. Should additional cleaning or maintenance be required, we deduct this from the tenants bond.

Rent Payments

  • Rental payments are to be paid by the tenant in advance and rents are monitored daily to ensure that the rent is paid promptly. Tenants are given an Automatic Payment form to lodge with their bank.

Overdue Rent

  • Late payments are monitored and on the first day of a late payment a  10 day letter “Notice to Remedy Breach” is issued to the tenant. At this stage an application can be made to Tenancy Services for a mediated hearing. This letter acts in accordance with the Residential Tenancies Act to make sure action is taken to rectify a breach in the agreement and also gives the tenant time to correct the missed payment.
  • Should the breach not be rectified in the specified time, the Residential Tenancies Act has set procedures to be followed in order to bring rental payments up to date which we adhere to.
Management Fees

All fees and charges are tax deductible.  

  • Our management fee are 7.5% + GST for unfurnished properties and 8.5% +GST for furnished.
  • The Entry Inspection Report and photos of your property are included in the management fee
  • Routine quarterly Inspections are charged at $45.00+GST.
  • There is a monthly charge of $2.00 + GST to cover incidentals like postage and phone calls.
  • Preparation and attendances at the Tenancy Board Tribunal Hearings, Mediation and handling Debt collection agencies are set at $50.00+GST per hearing.
